Security/Damage Deposit: A $100.00 deposit is required to confirm all reservations. Reservations will not be confirmed and put on hold until the deposit of $100.00 is received. The deposit money is payable by cash, cashier’s check, money order, or travelers check. At check-in, the reservation deposit automatically converts to a damage deposit and is not applied to the rent. The deposit is refundable within three (3) weeks of departure providing there has been no damage to the unit or contents, all garbage has been placed in outside container, soiled dishes have been placed in the dishwasher and cleaned, and all keys have been returned. Your account will not be charged unless one or more of the above-mentioned items has occurred or you do not follow the cancellation policy. Please report immediately upon check-in, any damage in this unit: otherwise, it may be deducted from your security/damage deposit. If damages in excess of security deposit must be pursued through an attorney, or if litigation ensues, you will be responsible for attorney’s fees in addition to other damages. Monthly guest deposits will be returned once we receive all utility bills for the rental period. (This could take up to 45 days from departure.)


Payments: All rental payments are due four (4) weeks prior to check in. Please make payment in the form of cash, travelers check, money order, or cashier’s check. Personal checks may be accepted as payment if received six (6) weeks prior to arrival. Rates are subject to change without notice. All rentals of less than six (6) months (184 nights) are subject to taxes. Please make all payments payable to Shannon Grigsby.


Cleaning Fee: If, upon arrival, you have any housekeeping problems, report them to the on-site contact person or call Shannon Grigsby at (502-716-2078). Report any problems immediately so that they can be corrected right away. A one-time $75.00 cleaning fee will be charged in addition to the rental fee at time of check-in. Cleaning fees are subject to tax.


Utilities: Daily and weekly renters are presumed to use reasonable amounts of electricity unless the on-site contact person reports otherwise. If the on-site contact person questions a daily or weekly renter’s electricity use, that renter’s damage deposit may be held until the monthly electric bill is received and actual use is determined. The damage deposit may be forfeited to pay for unreasonable electricity usage. Monthly renters will be responsible for monthly electricity charges in excess of $50.00.


Cancellation Policy: A processing fee of 10% will be deducted from all cancelled reservation deposits. If you cancel or shorten your stay, notice must be given to insure a deposit refund. If you cancel within 21 days of your check in date, (21 days or less) you may lose 100% of your deposit.  If you cancel before 21 days of your check in date, (22 days or more) you will receive a 90% refund. Reservations made within 21 days of check in are subject to forfeiture of the entire deposit. If the vacancy is filled, the owner has the discretion to issue a 90% refund. MONTHLY RENTALS must cancel ninety (90) days prior to arrival. No refunds for early check-outs will be issued.  Cancellations or early departures due to inclement weather do not warrant any refund or rent or deposit.


Hurricane Policy: Renter(s) will only be refunded for unused days in the event of a MANDATORY evacuation. Cleaning fees are not refundable.


Lost Key/Lock Out: There will be a $50.00 charge for any lost key or unreturned keys. In addition to the key replacement charge, there will be $25.00 lockout fee from 8:00am- 8:00pm and a $50.00 lockout fee between 8:01pm-7:59am.


Restrictions: The maximum amount of guests is six (6) people. If maximum occupancy is exceeded, you may be required to check out immediately. In this case, forfeiture of the full deposit will occur.  A three-night stay is required for advance reservations. A six-night stay is required during high season periods (5/28-8/31). Weekly reservations must run from Saturday to Saturday or Sunday to Sunday.


Check-In & Check-Out: Check-in time is after 3:00pm (Central time). In some instances, access to the unit may be unavoidably delayed due to cleaning or maintenance. There will be no discounts offered due to a late check-in.  For those arriving after office hours, arrangements should be made by telephone prior to arrival for key pick-up information. Check-out time is before 10:00am. Prior approval from the on-site contact person must be secured for a late check-out. Otherwise, an extra day’s rent will be charged.

Pets: Pets are not allowed in the rental unit. If one is found in a unit, you will be responsible for a full carpet/furniture clean, flea spray, and loss of deposit.

Equipment and Appliances: The unit has heating and air conditioning. Any malfunctions will be repaired as soon as possible. However, there will be no refunds or adjustments to the deposit should a problem arise.

Initial Set-Up: An initial complimentary issue of toilet tissue, trash bags, and dishwater detergent will be furnished. However, any subsequent replacement will be the guest’s responsibility. Phone service is not included.

Age Requirements: Since this unit is a vacation rental and caters to families, reservations for vacationing students are not permitted. Young singles, under the age of 25, unaccompanied by a parent, will not be permitted to rent or register and will be subject to forfeiture of deposit. Should the accompanying parent not remain with the young single throughout the entire reservation period, eviction, forfeiture of rent, and forfeiture of security/damage deposit will occur. Any reservation obtained under false pretense will be subject to forfeiture of deposit and the party will not be permitted to register.

Notice: If you are evicted from the unit which you are renting for failure to abide by the rules of the condominium in which the unit is located or for any other reason, you will NOT be entitled to a refund of the security/damage deposit or rent paid. You will be responsible for any damages to the unit or condominium property caused by you or your guest(s).

Lost or Theft: The owner of this unit accepts no responsibility for any lost or stolen personal property of the guest(s).

Horizon South Resort Rules and Regulations: Quiet hours are from 11:00pm-7:00am. Recreation areas are closed during quiet hours. The speed limit is 15 MPH and pedestrians have the right-of-way. Bicycles, in-line skates, skateboards, and those alike, are not allowed on the following: sidewalks, grass, miniature golf course, tennis courts, or pool area. No more than two vehicles may be parked on the property. Boats, RV, and trailers must be parked by the maintenance building.

Pool Safety: As there are no lifeguards on duty for your safety, it is requested that you observe the posted pool rules. Diving and jumping are prohibited. A responsible adult must accompany anyone under the age of 12. The owner of this unit accepts absolutely no responsibility for injury, death, or violation of pool rules.

Acknowledgment: I acknowledge that I have read the foregoing, and received and reviewed a copy of the rules and regulations concerning the use of the vacation rental as it pertains to this contract, and agree to abide by them.
